Cat A vs Cat B office fit-out in Dubai
Dubai offices are often leased as shell & core or Cat A. A Cat A space usually has the landlord’s base finishes – raised floor, suspended ceiling, basic lighting and air-conditioning. A Cat B fit-out is the tenant’s layer: partitions, meeting rooms, reception, finishes, branding, furniture and IT. We handle Cat B fit-outs and full refurbishments of existing offices.

An office fit-out typically covers space planning, partitions and glass, ceilings, lighting and electrical, flooring or carpet tiles, joinery, reception and meeting rooms, AV and smart-office technology, and furniture. What is the difference between Cat A and Cat B fit-out?
Cat A is the landlord’s base finish – raised floors, suspended ceilings, basic lighting and air-conditioning. Cat B is the tenant’s fit-out on top: partitions, meeting rooms, reception, finishes, branding, furniture and IT. We deliver Cat B fit-outs and full office refurbishments.
Can you renovate our office while we keep working?
Office renovations can often be phased so parts of the office stay in use. We plan the sequence with you during the program of requirements so disruption to your team is kept to a minimum.
How much does an office fit-out cost in Dubai?
Cost depends on the floor area, the starting condition (shell, Cat A or existing office), the specification of finishes, MEP and IT requirements, furniture and approvals. We prepare an itemised quotation after a free consultation about your space.
